Why this project mattered.
Meridian Property Partners needed more than an environmental ambition. The business required a practical way to organize information, compare options, involve the right internal teams, and make decisions that could survive budget reviews and operational constraints. The engagement was built on a simple principle: sustainability should improve the quality of business decisions, not create a parallel process that only specialists understand.
The Challenge
Meridian received a growing number of requests for environmental performance data, but each property tracked information differently. Annual reporting consumed weeks of manual follow-up and still produced inconsistent results.
1. Define the reporting purpose
Clarify who needs the information, what decisions it supports, and which questions the business must answer consistently. Define the owner, the information required, the review point, and what a useful outcome looks like, so the work has a clear operational destination rather than remaining a broad intention.
The client needed a structure that could support immediate decisions and become more reliable as data quality and internal capability improved.
2. Our Approach
We selected indicators that reflect material business impacts and stakeholder needs, rather than collecting data simply because a framework mentions it. Each measure was given a clear owner, a defined source, and a review point, so the reporting supported real decisions instead of adding another layer of process.
Inconsistent data
Teams used different sources, periods, and definitions.
Competing priorities
Environmental projects lacked a common way to compare value.
Unclear ownership
Important tasks crossed departments without a defined lead.
Reporting friction
Customer and leadership requests triggered repeated manual work.
3. The Solution
Earthward delivered a portfolio-wide ESG reporting framework covering energy, water, waste, improvement projects, evidence standards, and review responsibilities, giving every property the same structure and the same definitions.

The Importance of Regular Review and Adjustments
An ESG reporting system is not a one-time build. Meridian now reviews the framework each cycle to confirm it still reflects the portfolio, current priorities, and the expectations of tenants, lenders, and leadership. As data quality and internal capability grow, the same structure supports a more ambitious environmental strategy and clearer decisions.
